When a chimney actually needs to be rebuilt

Most chimney problems do not call for a rebuild. A rebuild becomes the right answer when deterioration is widespread and structural rather than isolated. The signs we look for include extensive spalling across much of the structure; mortar joints eroded or washed out throughout the chimney rather than in one spot; a chimney that is visibly leaning or separating from the house; and large cracks that run continuously through both the brick and the mortar. We also see chimneys patched repeatedly over the years, where each repair buys a little time but the underlying deterioration keeps spreading. To be sure, we use a camera inspection and, where water is involved, a free water test before we recommend anything.

Partial rebuilds versus full rebuilds

Not every rebuild is a full teardown. A partial rebuild, often described as rebuilding from the roofline up, is the most common. The portion above the roof takes the worst of the weather and usually deteriorates first, while the section inside the warm, protected envelope of the house often remains sound. In a partial rebuild we take the chimney down to a solid, stable course and rebuild from there. A full rebuild is warranted when deterioration reaches below the roofline or the entire structure has been compromised, and the chimney is reconstructed from a sound foundation up. It is the largest scope of work we do, and the least common.

Full masonry rebuilds versus Class-A chimney rebuilds

Not every chimney we rebuild is solid masonry. Many Indianapolis homes vent a fireplace or furnace through a Class-A chimney, a listed metal flue system enclosed in a framed chase rather than a full brick stack. The two call for different work. A full masonry rebuild reconstructs the brick or block structure itself, course by course, and is finished with a new crown. A Class-A chimney rebuild focuses on the chase and the details that keep it watertight: careful through-wall flashing, weep holes that let any water that does get in drain back out, and a properly fitted chase cover on top in place of a masonry crown. Part of our inspection is identifying which type of chimney you have so the rebuild matches how it was actually constructed.
